slide may be bottoming out, according to figures from Quotable Value.</p>
<p>The headlines about property are starting to be a lot more positive and opportunities are popping up everywhere.</p>
<p>Today I have been offered 3 cash-flow positive properties with yields ranging from 12% up to 18%.</p>
<p>The<br />
risk on these properties are buy and hold is negligible as interest<br />
rates are as low as 7.2% variable and 7.4% fixed for 5 years.</p>
<p>Obviously property prices will recover eventually and so being able to hold on to these until prices recover is a no brainer.</p>
<p>The<br />
average sale price dropped from $379,290 to $375,408 last month but<br />
this is not a great indicator of the market and an average like that<br />
can be easily scewed.</p>
<p>It&#8217;s also the first time since August last<br />
year that the annual change in property values has not dropped further<br />
than in the previous month .</p>
<p>The economic climate &#8211; with interest<br />
rates falling at the same time as banks tightened lending criteria -<br />
will have a major impact on whether the market would pick up and is<br />
part of my decision making process while looking at these properties.</p>
<p>One<br />
of the properties will be very hard to get finance for and so it would<br />
have to remain a buy and hold option whilst the other two are easily<br />
funded however they are nearly twice the price.</p>
<p>It is deals<br />
like this that Hot Property Investments finds on a regular basis and<br />
requires joint venture partners to assist with the acquisition of.</p>

* 7.7 per cent &#8211; decline October-October.<br />
* First time since August 2007 that the annual decline has been less than the previous month.<br />

* $494,136 &#8211; average Auckland sale price.</p>
